West Stockbridge Sale Prices Largely Undisclosed as Two Deals Set June Range

WEST STOCKBRIDGE -- The Massachusetts Department of Environmental Protection's acquisition of a Williams River frontage parcel was the most distinctive transfer among 14 deeds recorded in West Stockbridge between June 12 and July 11, 2026 -- a period in which prices were disclosed in just two of the 14 transactions.

MARKET OVERVIEW Fourteen property instruments were recorded in West Stockbridge during the 30-day period. Sale prices appeared in only two of those transactions: $250,000 for a Main Street property and $35,000 for a parcel recorded without a street address. With two data points, the median sale price for the period stands at $142,500 -- a figure that represents a midpoint of two disclosed values, not a statistically robust market sample. Two transfers involved government entities as buyers. A June 18 deed conveyed 106 East Alford Rd. from Shirley Mae Tucker to the West Stockbridge Town Collector, price not disclosed; the deed record alone does not indicate the basis for the municipal acquisition. Also on June 18, the Massachusetts Department of Environmental Protection acquired 10 Water St. Williams River from the Abby D. Pratt Trust, price not disclosed.
